What utilities are included with my monthly rent?
All basic utilities are included– water, sewer, electric, trash removal, and lawn and snow care.

Internet, cable, and phone services are not included.

Where can I park my car?
Off street parking is available, and almost all of the student houses have parking lots.
Can I tour a property before I sign a lease?
Absolutely!  Give us a call, send us a text, or send us a message using the chat icon at the bottom right of this page to schedule a showing.
How do I rent a property?

Once you have decided to rent a property, please let our office manager know as soon as possible as units can fill up quickly.   We’ll collect the information for you and your cosigner.  We’ll also need this information for all of your roommates.  We’ll send a lease via DocuSign to each individual tenant.   Once all leases have been signed, we’ll invoice each tenant the applicable security deposits.  Once your security deposits are paid, your property is fully reserved. 

How much is rent?
Rent typically ranges from $2,700 to $3,200 per semester depending on the unit.
When is rent due?
For the fall semester, rent is due around mid July.  For the winter semester rent is due around mid December.  Exact due dates vary year to year.
How do I pay my rent?

We allow for flexible payment options to accomdate our residents.  There are several ways you can pay your rent:

  • Cash
  • Check – made payable to “Gerald Kimble”
  • Money order
  • Credit card
  • RentRoom
  • Online payments

Venmo, Paypal, Cash App, and Apple Pay are also available- ask us for our username

 If you are a student tenant and waiting on financial aid to pay rent you must contact the office for a due date extension

How do I pay rent using financial aid?
We know paying for college can be difficult, so we welcome students who will need to use financial aid to pay rent

If you are paying with loans all we ask is for proof of funds (SIS screenshot, letter from lender, ect..) you then will be granted a financial aid extension for rent due date.

Depending what type of loan you are applied for and where your refund is scheduled to be deposited depends how you will pay.

If your refund is going to another bank account you can simply write a check from that account, obtain a cashier’s check from the bank, take cash out, or if you use online banking you can use bill pay to send payments.

When can I move in?
Move in weekend starts the Thursday before classes begin.
Are there extra fees associated with living off-campus?
Our houses do not have central air; each tenant is welcome to bring ONE AC unit. If additional units are wanted, it would be $25/per semester per AC unit. Tenants are also permitted to bring a Mini-Fridge for an additional $50 per semester

Students should also plan to pay for internet service.

How long is the lease?
Our leases are 2 semester leases, or about 9 months.
Can I stay in the house over the summer?
Yes! If you wish to stay in your house over summer break, we would be happy to accommodate and supply you with a summer lease.
How much is the security deposit?
Security desposits are $500 per student.
When will I get my security deposit back?
Once you move out and return your key to our rental office, we will inspect the property for damages.  You should receive your deposit back within 30 days.  Please be patient with us at this time as we are very busy inspecting all of our rental properties.
Do you allow pets?
Typically we do not allow pets, but we will take special circumstances into consideration.
What do I do if I get locked out?
We have a full time maintenance personnel who will gladly let you back into your house.  Please do not break any doors down to get in.  We will be happy to let you back in.
What day is trash pick up?
Trash pickup varies year to year.  We will communicate trash pickup day with all tenants prior to moving in.
What do I do with my furniture when I move out?
Anything you bring with you must be taken with you. We will dispose of any trash as long as it is bagged and taken out to the trash containers.

Boxes should also be broken down.

We will not take and large furniture items, you make take anything you would like to dispose of to the transfer station located at 4475 W 3rd St. Williamsport, PA 17701.

How do I report maintenance issues?
You can either make a maintenance request here on our website, or contact our property manager anytime with any maintenance issues.
Can I keep my house for more than one year?
You can either make a maintenance request here on our website, or contact our property manager anytime with any maintenance issues.
If my roommates graduate or move can I still rent my house?
Yes! You would just need to find replacements for their spots. We require the house to be full to rent to a group. For example if you are renting a 3 bedroom house and 2 are graduating you would need to find 2 new roommates to reside in the house with you for the following year.
